Martin and Doowopper--Don't you find it hard to believe it's just a coincidence? No, I honestly don't. Think about what "replaced" the demolished Motels in the Crest. Lots of vinyl boxes, right, with just a few nicer condos like Belldon's. None of that is there for the Convention trade. It's basically residential, though owners obviously rent their condos. If the Crest had a bunch of high rises built like what are planned for Wildwood proper, I'd agree with you. The new structures came out of something, er *different*....

The motel demos were starting to happen before the convention center was there.. Right?? Probably so. I remember a cop telling me in summer '03 that "there's construction going on all over the island," as if it was a pretty ripe trend by then. But I think the key is not when the center was finished and opened, but when the word got out that it was coming, which may have been as early as the late '90s? The signs were up by summer '01. My basic take on this is that the advent of the convention center was a signal to developers that the Wildwoods were ready for prime time. Martin, I realize that condos are not first-choice accommodations for most convention groups. But I wonder whether, for some of these developers, building a nondescript vinyl-sided box may have been just a way of sticking a flag in the dirt. After all, later on you can always take an anonymous midrise box, dress it up, throw a few more floors on top and voila! you've got a condotel and you're a player in the convention market. Note Jack Morey's comment that " in the short term a developer can make more money buying a hotel, tearing it down and building a condo.''

Kathi, you make some very interesting points regarding a possible link between the arrival of the new Convention Center and the genesis of the "condo boom."
I never gave this theory any thought, but it's definitely something worth pondering...
