Hmmm - interesting. I wonder just how much it will be to stay in one of the rooms for a week. Most likely a pretty penny.

I can see it now, Wildwood becoming another Ocean City, MD with all the high rise hotels. That may be a good thing because it will help tourism. People want better lodging today, and the old motels just didn't cut it. Some people probably thought they were run down and outdated. The surviving motels will have to upkeep their properties to stay in business or risk losing business to the newer hotels.

It wasn't WC, Wildwood nor NW that tore the motels down. The owners sold them as is their right to the developers who then demolished them.

As I've posted before, I don't think a few of these buildings are a problem as long as they're designed to look right for where they are and for the Wildwoods period, but I really wouldn't want to see more than 3 or 4. Hopefully they will not be too big for the lot each will be built on, as far as its "footprint" around the ground goes.

I saw a 35 stroy building being put in in New Brunswick NJ, and it looked out of place. Now 25 stories is less but the largest building in Wildwood now is what, the Ocean Towers that are like 10 floors? I can't imagine 25 story buildings being built on such small footprints in an area with low rise buildings. Yuck.
However, the neo-doo wop styling being used in the Nouveu Wave condotel is better than cookie cutter style. Still, way to big for such a small area.

I think they have passed new setback ordinances, since these motels were build. They also require more parking than they did back then. So I think they can go up but not out.
Many current motels don't have enough parking, but their grandfathered in. However if they were to expand they would have to provide appropriate parking.

PS, we dodged the storms, so far, very misty here but not bad. Suppose to be a beautiful weekend. Everyone have a great July 4th weekend, where ever you are.

Hi Everyone!! Just returned again from another week long vacation in the Wildwood's. We are down there at least for 12 trips throughout the year - each trip lasting at least 4 days to our big trip of 6 weeks in the late summer early fall. The concert for the Hall of Fame inductees last week was FABULOUS!!!! Mary Wilson and Martha Reeves had their pictures taken with us - we had a blast!!!!! Found out another motel is "coming down" - the Yankee Clipper!!! The corporate greed is still going on strong - but the new owners of the "over-priced" condos and townhouses are finding out more than ever that they CAN NOT get renters for FULL weeks at a time. Aw what a damn shame!!! They can't meet their mortgages that way, can they??  ) If anyone wants to purchase a new dwelling - just sit back and watch - in 2 to 3 years of LESS - you can purchase 1 in foreclosure or for back taxes owed!!!! My husband and I will laugh all the way to the bank!!!! We do not want "our" island to look like OC, Stone Harbor, Avalon, Sea Isle - oh God - they are so bland and dull looking with the same old light grey or tan vinyl siding (cheap plywood) construction dwellings!!!!! And we don't want the social snobs of NY filtrating the entire island as well. I agree we needed to get rid of the "crappy elimate" and clubs that draw the kids that have families that don't give a *%$@ where they are and what they are doing. But to purposely ruin and destroy the culture and architecture that made the island known for it's classic neon and doo wop and the retro designs is unforgiveable. It's all going to "hit the fan" soon!!!!! |

I can't believe these stupid people buying the condos haven't relized that no one wants to rent them, and everybody that does already has one. Lets consider some things.
-A condominium in Wildwood costs the buyer a fortune, and a family to rent from the owner.
-Developers have saturated the condominium rental market in the Wildwoods
-Developers continue to tear down more motels in wildwood, most able to fixed to 3 diamond boutique hotels.
-The Wildwoods convention centers guests rent motel/hotel rooms during their stay, not condominiums for obvious reasons
-With the lack of motel rooms, the convention center, which cost the city millions will start to loose rentals and thus not be of good use for the city.
-Over sized hotels being built to make up for the lack of motel rooms have been turned into just condominiums which will not help the town, boardwalk, buisnnesses, or the convention center.
-The real estate market is going to pop, when this happens, these people who spent a million dollars buying a condominium they couldn't rent will not be able to sell their property.
If this happens the future of Wildwood may be interesting. If property values were to drop, a large company like Morey's could buy a lot of condominiums and maybe build a new motel there, starting another Tourist boom in Wildwood. Wishful thinking I know, but this could happen. Wildwood always goes through development phases, however, the condominium phase dosen't have to be a long phase, maybe it will be, maybe it won't, only time will tell.

I have noticed a lot of for sale signs on the same condos that had for rent last year. I think these people are buying them at pre-construction prices thinking they are saving money to rent to visitors. But like you said doowopper, who wants to rent a condo? I don't need a kitchen, 2 1/2 baths, a great room, 4 bedrooms and a 2 car garage. I want to stay in a motel room, because that's all I need. I know the condo building is a phase, but I hope it's over soon. I undersatnd that most of the motels are old but wouldn't it be nice instead of having a block of condos, there was a motel on the whole block. I don't really care for the high rise hotels, thats not wildwood. The motels are a part of Wildwood.
