Fromwhat I was told the BC was supposed to go last year but somehow the deal fell through. Does anyone know exactly who the owners are of the BC?

Last I heard Lola Jay still owned it. The website still as her listed. www.beachcolonymotel.com/Also she's listed in this years phonebook. It's not unusual for most of the Island to be for sale from Fall to Spring, it's been that way almost forever. Many of the motel owners in WC, got approvals for condos/townhouses, to protect themselves, before WC changed their Master Plan. Which would have made it impossible to build condos. so they are grandfathered in. Another motel that should be mentioned on this page is the Pyramid. This place is often overlooked and it is a wonderful little motel. Located in that area of the crest that seems to be intact for the time being(even though the Marnier and Cavalier are gone). I highly recommend the Pyramid for anyone who is looking for a place in the crest.

Yes, it always looks nice for years now. Not really in the rough I guess though, but neither is the Biscayne.

I was thinking of you, re, when I asked whether the owner had put that sign up previously, because I remembered you saying that there were signs like that all over the island during the winter. I guess I was hoping that Lola Jay wasn't really serious about selling the place unless she could get a high enough price to set up her kids for life, or whatever her dream scenario was. It'd be interesting to know if she's dropped that $3.2M price... Thanks for the refresher on this issue. So I guess she probably got that approval several years ago. I wonder what the official boundaries and status of the M-1 motel district are at this point in the game? Looking around the vicinity of the Beach Colony, you wouldn't guess there was ever a need for its condo approval to be "grandfathered." A subsequent article that Wildre posted about zoning issues said that the motel zone was supposed to extend down to Farragut Road, but "the boundaries have changed over time as some of the motels within the district were torn down to make way for new, multifamily condominiums." dwpl.proboards44.com/index.cgi?board=plan&action=display&thread=1131200690

There are M1-A, B, and C zones. Here's what they cover (basically they're most of the resort area of the Crest) :
M1-A : East side of Ocean Avenue - Cresse to Farragut
M1-B : East side of Atlantic Avenue - Farragut to Jefferson
M1-C : West side of Ocean Avenue (the area between Ocean and Atlantic) - Cresse to Farragut

It's not really the flashiest place. But is has the nice bowed balcony rails, pink and aqua color scheme and a nice bright high-reader neon sign. It also appears to be well kept. So yes, I guess it too is a diamond in the rough, yet another one of the more forgetten places far down in the Crest,

I would classify just about any distinctive, smaller motel that tends to get overlooked as a "diamond in the rough." The Blue Water is another one you rarely hear about, unlike the "usual suspects" (Caribbean, Bel Air, the larger motels on Ocean Ave., etc.).
How about the Alps and Topaz motels in the Crest? They seem to be overlooked all the time.

It seems like residential construction has been permitted in all three of those sub-zones, no? So there really is no totally protected area? Unless some of the projects I'm thinking of got in under the wire...
