There are M1-A, B, and C zones. Here's what they cover (basically they're most of the resort area of the Crest) : M1-A : East side of Ocean Avenue - Cresse to Farragut M1-B : East side of Atlantic Avenue - Farragut to Jefferson M1-C : West side of Ocean Avenue (the area between Ocean and Atlantic) - Cresse to Farragut Thanks Martin... It seems like residential construction has been permitted in all three of those sub-zones, no? So there really is no totally protected area? Unless some of the projects I'm thinking of got in under the wire... Condos ARE allowed in the M-1 area, BUT with different requirements, designed to encourage Motels. If you read through the zoning, anywhere you see "Multi-Family" in the M-1 zoning, that pertains to non-Motels, aka condos.

Thanks, re and Martin for that info. I did look at the land use map a while back and was somewhat befuddled I think but I'll try reading the ordinance and see if that helps... I must confess even the news articles about town meetings give me a headache, trying to follow who said/did what, why, and whether it matters. This stuff can be pretty byzantine--a quality that tends to serve all the wrong interests, of course .

The new Motel area zoning was written to help with not serving the "wrong" interests - hence the more difficult guidelines for "multi-family" now in the Crest Motel districts...
